This is one of the very best houses on the popular Gilpin Avenue, being built in the early 1900s for a son of the original builder of the road and as such benefits from a greater overall square footage than most. Since then this charming family home, well positioned on the favoured side with a west-facing garden, has only been owned by 3 families. It is offered for sale with no onward chain.
The property boasts many original features such as the original tiled flooring in the hallway and internal doors with handles. On the ground floor to the left is a double reception room with large bay window, a modern gas fireplace, wooden floor throughout and ample room for a dining table. To the rear are double doors leading out to the west facing mature garden. The kitchen/breakfast room is situated towards the back right of the ground floor and has a door to the side alley of the property. This kitchen is bespoke and features a utility cupboard housing both washing machine and dryer, with integrated appliances including Miele dishwasher, oven and steam oven. A cloakroom is located off the hall and the entrance to the cellar is under the stairs, it is worth noting that most houses on the road do not have a cellar.
On the first floor there are 4 bedrooms and a family bathroom, unusually the larger two bedrooms both benefit from a bay window, with the rear giving lovely views over the garden.
The converted loft offers a huge master bedroom suite with en-suite shower room and eaves storage to both the front and the rear, some house on the road have converted this space into 2 bedrooms, there is easily enough scope to do the same here.
What the owners say
We have lived at 54 Gilpin Avenue for 30 happy years. At the time, we had very young children and being so near the park was a very positive point.
We bought it as a light, spacious family house with 4 bedrooms, lots of character but in need of attention and modernisation. It was built in 1914 by Edwin Sturgis, building company and later an important local estate agency, reportedly for his son. As such, this house includes additional features compared to other houses in the street, most notably a wider wing at the rear of the house, wider space between this and the next house at number 52, and a cellar. The previous owners had lived there since 1928 and left it much as it was built.
Over the years we have striven to retain the original character whilst realising a practical, modern living space. First we completed an initial modernisation and development of the kitchen and bathrooms and addition of a cloakroom downstairs. Also, we removed the wall between the living and dining room to create a large, open and light space.
In 2005 we undertook a full loft conversion creating a spacious L shaped master bedroom and en-suite shower room. We enjoy the views from 3 aspects, towards the Shard and BT Tower in London and Wembley Arch on the north side. At the same time we re-plumbed the whole house with a new boiler, mega-flow system and remodelled the family bathroom.
2008 saw a major rearrangement and updating of the ground floor. The kitchen and family dining room were stripped back to the walls and joists and rebuilt with a new suite of custom designed Italian units and Miele appliances. Apart from the hall way, which preserves the original floor tiles, the whole ground floor was stripped back to joists and new solid oak flooring installed.
The rear garden was completely remodelled in 2010 to include a well-stocked range of plants and bushes which give colour all year round. We particularly enjoy the secluded paved patio area.
Gilpin Avenue is a wonderfully convenient location being within short walking distance of East Sheen?s shops, restaurants and public transport and a 5 minute walk from Palewell Common and Richmond Park. We love the area so much that we will only be moving locally.

"East Sheen is a little known gem of an area with so many green spaces, outstanding schools, a lovely community and far better transport links than people first realise. Once discovered, people find it an area that’s hard to leave. "
