Ownership Structure: Freehold and leasehold structure (90 years), depending on the eligibility of the purchaser.
Rental Agreement: Owners have the option of putting the entire villas or just a lock-off unit into the rental program that is managed by the Four Seasons Resort Koh Samui. The rental program is typically a one-year contract with an option to renew. Upon signing of the rental agreement, owners are asked to provide a schedule of when they want to use their villas over the next 12 months. Owners can opt out of the program with 90 days written notice, but must honor any reservation made prior to the termination.
Revenues received by the hotel management are allocated to the owner (60%) and the hotel operator (40%) after expenses associated with marketing, maintenance and other expenses such as daily room amenities have been deducted.
Villa Management: The villas and common area facilities will be managed by dedicated estate management under the supervision of the hotel management team, to ensure the quality of service and standards matches that of the hotel. This will include general administration and management, resort transportation, landscaping maintenance, routine and preventive maintenance, general repairs, pest control, pool cleaning and 24-hour security.
Maintenance Costs: Owners are responsible for maintenance and services fee for the ongoing upkeep of common infrastructure and facilities provided. Owners are also liable for specific charges such as electricity, water and sundries (food and beverage, and other supplies during their stay) for their individual villa. The maintenance fee covers the general administration and management, landscaping maintenance, general repairs, pest control, refuse collection, pool cleaning, insurance, 24-hours security and buggy transportation.
Amenities: Residents will enjoy unrestricted access to the extensive amenities including a fully-equipped fitness centre, tennis courts, library and reading room, water sport activities, a world class spa and some of the best beachside dining options in Thailand. Guests will also enjoy a world of five star services; including all day room service, bell attendant service, 24-hour telephone operator, cable television, 24-hour security, private parking and housekeeping.
